Temecula Real Estate Market Update
As of April 11, 2014, the Median Price in Temecula is about $400,000. This accounts for a 22% increase year over year! In regards to the inventory, we have 442 homes for sale in Temecula. On average, we’ve been selling about 152 homes every month – this means we have a 2.9 month supply of homes. It is a great time to be a seller, so put your home on the market now!
The speed in which your home will sell depends on what Price Band it falls into. If your home falls into the lower price band, it will have a quicker sale as the market is favoring the sellers here. On the other hand, the market for homes in the higher price band is favoring buyers.
- As for homes under $250,000, there are three active listings with three homes selling each month. This equates to a one month supply of homes.
- If you’re looking at homes priced $250,000-$500,000, there are 252 homes on the market with 122 homes selling per month. This gives us a two month supply of homes.
These price bands show extreme favoritism toward sellers and you can expect to sell your home quickly, for top-dollar and with multiple offers.
When looking at homes priced $500,000-$1,000,000, there is about a six month inventory of homes. This gives us a balanced market. For homes over $1,000,000, there are currently 54 homes on the market with one home selling per month. This market is favoring the buyers and the use of extreme marketing is required to sell your home.
